Pros - You don't have to speak with you lender. Slightly less work than doing the loan modification yourself. The feeling of comfort that comes from having a "professional" doing a job for you.
Cons - You still must gather all of the required documents that you would were you doing the loan modification yourself. Your active involvement in "crunching the numbers" is still required.
The overwhelming odds are that the person handling your loan modification is simply a mortgage broker or loan officer who is no more adept at doing the job than you are. Even lawyers doing loan modifications are, for the most part, pre-qualifying them and only taking the most "slam-dunk" cases. Cases that anyone could successfully handle with a little simple training or information and the confidence that comes with that knowledge. It's true that a lawyer may be necessary for cases where the lender absolutely refuses to work with a homeowner, but for the vast majority of homeowners who are either in an ARM or have had a job loss, loss of income, or other unforseen hardship, a loan modification company has, in truth, no more power to accomplish a loan modification than an informed homeowner. Besides who do you trust to fight harder for your interests...you or a marginally interested party?
The final and biggest drawback to using a loan modification company; THE COST! Even the least expensive companies still charge in the mid to high $1000's with the average company charging upwards of $2500 - $3000. And if your case requires a bit more work, the costs can sky rocket up into the $5000's. Despite what you may be told, most lenders will not roll the cost of the modification into your loan balance. Would you really spend this money if you didn't have to?
Doing it Yourself
Pros - You save BIG TIME on cost. You know your situation and your future prospects better than anyone. With the government plans and incentives, this has become much less a negotiation and more of a "does your situation fit into this box" type of process. Once you become knowledgeable on what is being looked for, you can begin to "shape" you case for success before presenting to the lender. Furthermore once you understand both your rights and what lenders are willing to compromise on you will only add to the strength of your case. Having a strong loan modification proposal package, knowing the process, and knowing what you are asking for is the key.
Cons - A little more time and effort on your part. In reality, however, not much more.
